Dear Mr. Alfonso:

Our firm represents 3701 Park Avenue Investment, LLC (the "Owner") in connection with the development of the property located at 3701 Park Avenue Miami, Florida (the "Property"). The Owner hereby submits this letter as a public records request pursuant to Chapter 1 1 9, Florida Statutes (the "Public Records Act"). At this moment we request that the City of Miami (the "City") provide us copies of the public records listed below:

  1. Requested Documents. Please produce the following categories of documents received, produced, held, or controlled by the City.                                                           a)  Information Relating to the Property.  
  2. Any and all documents; correspondence; emails; notes to file; reports; evaluations written or otherwise documented; telephone records; minutes of meetings (advertised and/or non-advertised); minutes and/or personal notes of attendees to such meetings including meetings with the City's attorneys, management, Commissioners and/or their staff; personal notes of conversations; calendar annotations reflecting meeting schedules; drafts of emails, reports, correspondence, memorandum or any other document, whether finalized or not, superseded or never delivered to the intended recipient(s); all relating to the Property.
  3. Information Relating to Appeal Filed by Mr. John Snyder.
    1. Any and all documents; correspondence; emails; notes to file; reports; evaluations written or otherwise documented; telephone records; minutes of meetings (advertised and/or non-advertised); minutes and/or personal notes of attendees to such meetings including meetings with the City's attorneys, management, Commissioners and/or their staff; personal notes of conversations; calendar annotations reflecting meeting schedules; drafts of emails, reports, correspondence, memorandum or any other document, whether finalized or not, superseded or never delivered to the intended recipient(s); all relating to the appeal of the City's Historic and Environmental Preservation Board (the "HEPB") Resolution No. HEPB-R-16-062 filed by Mr. John Snyder on November 15, 2016 whether asked by Mr. Snyder, members of the public, or between City officials, staff, or other agents of the City, including any and all responses to those questions.
  1. Relevant Period. Continuing Request. This request covers the time period beginning on June l, 2016 through the present. This is a continuing public record request—we ask that public records created or received by the City subsequent to the date of this request be forwarded to us as they are created or received by the City.
  2. Delivery of Electronic Files/Documents. We request that all documents received by electronic mail or in any other electronic format (for example, on a CD, DVD, or flash drive) be provided to us by email or as a copy of the original electronic medium (i.e., a copy of the CD, DVD, flash drive, etc.). Documents provided by email can be sent to lagoc@gtlaw.com with copy to diazc@gtlaw.com. We will collect CDs, DVDs, flash drives, etc., as described below.
  3. Delivery of Hard Copies of Documents/Other Materials. With respect to documents received by or available to the City only in hard copy (and CDs, DVDs, flash drives, etc.), I or someone from our office will arrange a time to be physically present to review the documents as they are made available. We will work with you to expedite their photocopying and to ensure that the City is compensated for reasonable costs of copying and retrieving those records, if required. When documents or other materials are available for pick up, please contact me by email (lagoc@gtlaw.com) or by phone at 305579-0502.
  4. Time is of the Essence. Please ensure prompt delivery of the requested documents. Time is of the essence to this request.
